Responsibilities for Apartment Complex


Managing an apartment complex involves lots of responsibilities. A person appointed as manager of apartment complex to make it sure that all apartments are filled and necessary repairs are done while maintaining profitability of owner’s investment. Apartment complex’s manager has to perform multiple duties. Here is a list of main duties of management of apartment complex:
  • Manager of apartment complex is responsible to inspect whole building and grounds in routine to make it sure that property is safe and well maintained. He has to arrange for periodical repairs to address security issues immediately.
  • He is responsible to inspect vacant apartments before showing them to clients. He has to maintain necessary documents to record repairs and improvements made and to be made.
  • He has to make sure that all apartments and the building are in accordance to local building codes and follow state and federal regulations.
  • He must be attentive to make advertisements when a tenant leaves an apartment. He is responsible to generate marketing ideas for apartment complexes to optimize profitability of apartment’s owner. Be sure to advertise following all states and federal regulations in this regard.
  • He is also responsible to guide his subordinates to maintain proper records. He checks references and credits of all perspective tenants. He must be careful while making tenancy contracts and select reliable tenants who will not skip out and damage profitability of owner.
  • He must be expert in fulfilling all requirements of a tenancy contract.
  • He must keep an eye on performance of subordinates and stay at the beck and call of tenants for problems resolution. He may need to meet in person with residents periodically to know about their problems and make them feel pampered and safe.
  • He is responsible to collect monthly rents, make proper records and make bank deposits and clear payments of service providers according to terms and conditions of management contract.
  • Collect information about repairing needs from all apartments and arrange for relevant service providers to make these repairs.
  • He has to maintain contacts with service providers like landscapers to hire their services on regular basis.
  • He is responsible to provide tenants with necessary supplies and equipments. Prepare proper records of all financial transactions including purchases, rent collection, bank deposits, service bills and payments made to service providers.
